<p>What is your goal? If your goal is to keep your monthly payments as low as possible and you have a specific time frame for selling your property, an ARM might be the best option for you.  If your goal is to pay down the loan quickly or to avoid the risk of increasing monthly payments, then a fixed-rate mortgage might be a better option.  If paying the loan down quickly is your goal, a 10 or 15 year mortgage may fit your needs as well.</p>

The long holiday weekend has arrived! You can start celebrating our nation’s birthday today by attending the two-day 2011 Croaker Festival in Oriental whose theme is “Spirit of Croakerfest—Christmas in July.” Beginning at 9am today, vendor booths open; activities take [...]]]></description>
			<content:encoded><![CDATA[<p><strong>Get those cars and boats gassed up and ready to roll out, it is Friday. </strong></p>
<p>The long holiday weekend has arrived! You can start celebrating our nation’s birthday today by attending the two-day<strong> 2011 Croaker Festival in Oriental </strong>whose theme is “Spirit of Croakerfest—Christmas in July.” Beginning at 9am today, vendor booths open; activities take place all day and end with a street dance (Bob Tyson Band) at 8pm. On Saturday, booths open at 8:30am with activities all day.</p>
<p>At 6pm another street dance takes place (The Southern Aires) and the festival ends with fireworks at 9:30pm. At New Bern’s <strong>Union Point Park</strong> on <strong>Monday, July 4<sup>th</sup></strong>, activities including music by the 2d Marine Aircraft Wing Band and theatrical entertainment begin at 11am and last until 8pm. Fireworks over the Neuse River end the day. At 6pm, there will be a reading of the Declaration of Independence.  Coolers and service animals are welcome but no alcohol, glass containers, fireworks or pets are allowed.</p>
<p><strong>Check out</strong> some <strong>great music</strong> on the 4th in <strong>Lawson Creek Park</strong> in New Bern at 2pm.</p>

			<content:encoded><![CDATA[<p><strong>Another work week and you made it</strong>! We’re so grateful for last night’s rain and we’re now looking forward to an excellent weekend.</p>
<p>And, as it just so happens, there’s a new festival in town—Bridgeton RiverFest. With all of the events taking place, this could well turn into an annual event! The <strong>RiverFest begins today at the Bridgeton Harbor Marina</strong>, Friday, June 24<sup>th</sup> from Noon to 7pm and Saturday, June 26<sup>th</sup> from 10am until 7pm (sailboat racing rain date of Sunday, June 26<sup>th</sup>). San Juan 21 races are scheduled for Friday and Saturday. Also, there are over 40 regional artists for a juried arts and crafts show, food, games and plenty of live music.</p>
<p><strong>The Coast Guard Auxiliary</strong> and the United States Power and Sail Squadron will be on hand with information geared to boating safety.</p>
<p><strong>The Twin Cities Paddle Club</strong> will have kayaks and kayaking information and there is so much more. Get out during this beautiful weekend and visit RiverFest.</p>
