A great little community lies between New Bern and Havelock Nc, it’s name is Indian Woods!

This community has 5 phases to it and all lots have been built upon except the ones in the last phase. Arrowwood and Bear trail are the last 2 streets in Indian Woods. Let it snow, Let it snow, Let it snow, said all of the school children in New Bern Nc Today!!

At 8 am this morning the snow started to come down. I turned on the t.v to find out that Craven County in which  New Bern and Havelock are apart of, decided to cancel school today. At first I thought that they were crazy but at about 10am began to see why they did so.

At 3pm the clouds opened up further and we really say the snow on the ground. Pictures to follow later.

Goody’s Store Set To Close in New Bern Nc

Today was a sad day for me as I drove into the parking lot of our local Goody’s store. Goody’s announced just a few weeks ago that they would be closing their doors for good.

As I waited to get into the store, I spoke with a woman who also could not believe that our New Bern store was closing.  We spoke about the state of the economy and how it has affected New Bern. I had asked her if she had hear about the lay offs at Hatteras Yachts. She told me that her husband was one of the lucky ones who did not get laid off from Hatteras but she said it would not be long before her husband lost his job. Many stories such as this one are being told all over the area from gas stations to major industries, our area has not been spared by what is occurring around the globe.

The very sad part about this is the story of the employees. When I was checking out last Sunday, I spoke with a sales clerk. She said that there was no warning of the stores impending doom, in fact she learned about the closing from the news. It is beyond my comprehension that a company does not have the decency to tell it’s employees the truth before they hear it from outside sources.

Who Pays The Real Estate Commission in North Carolina?

 A big part of what I do involves education since it is important to me that my clients know exactly how things work. Part of this education process is to explain how Real Estate agents get paid.

When it comes to Real Estate Commissions, each state has it’s own policies on how an agent is to be payed.

In North Carolina each agency can choose to set a policy as to what percentage they will accept.

Agents get payed at the closing of a home or property from the seller through the MLS system . This amount is predetermined at the time a listing is taken by the listing agent and their client.

Now, if an agent is a Buyer’s Agent they have a clause in the buyer agency agreement that can allow them to be paid more than the listing agent is offering. For example, if a commission that is listed on the multiple listing sheet states that the co-broke will be paid 2.5% but the Buyer’s Agreement states that the Buyer’s Agent is to be paid 3% of the sales price then the Buyer’s Agent can collect the difference from his or her client.

Here is the official definition of a buyer’s agent as stated by the NC Real Estate Commission:

“When buying real estate, you may have several choices as to how you want a real estate firm and its agents to work with you. For example, you may want them to represent only you (as a buyer’s agent)….for the complete definition click here.

In the Event a buyer’s agent has a client that would like to purchase a home that is a for sale by owner, then the agent can negotiate with the seller to pay their commission. If the seller does not, then the agent may be able to collect their commission from the buyer based on the buyer agency agreement.

I have worked out many for sale by owner offers without any issues over how I would be paid, it just takes proper negotiations.
